When can you expect to have to make your first payment on your new mortgage? Your first payment will be due the first of the month 30 days after closing. For example, if you close your loan on Feb. 15, your first mortgage payment on your new loan will fall on April 1.
Since mortgages are paid in arrears and on the first of the month, your first mortgage payment typically comes at the start of the new month after you've lived in your new home for 30 days. This means that if you close on your house on May 25, your first payment is due July 1.
Many lenders have a 15-day grace period that allows borrowers to make payments after the due date without penalty. However, if the payment is officially “late” (that is, post-due date), the lender is typically entitled to a late fee, generally a percentage listed in your mortgage contract.
Most mortgages are due on the 1st of the month. But you can usually make your home loan payment by the 15th of the month without incurring any fees, or being subjected to negative reporting on your credit history. This flexibility is called a grace period.
Under a new rule from the Federal Housing Finance Agency (FHFA), which took effect on May 1st, borrowers with lower credit ratings and less money for a down payment will qualify for better mortgage rates, while those with higher ratings will pay increased fees.
Closing Dates and Interest Payments
If you're closing on the last day of the month, you're not going to get hit with a big interest bill. But if you close near the beginning of the month, you'll have to pay more in interest.
The reason your initial mortgage payment is higher than subsequent payments is for technical reasons – specifically because your mortgage starts at completion and in some cases your direct debit may not start immediately.

A late payment appears on your credit report when you've gone at least 30 days past the due date. You might face penalties if you miss the due date by even just one day, but a late payment won't harm your credit if you bring your account up to date before the 30-day window closes.
That first payment will cover the interest amount for the previous month (since interest is paid in arrears) plus an allocation for payment of principal. The interest due for the balance of the month in which you close on your house, however, is included in your cash to close.
What happens if I pay an extra $1000 a month on my mortgage?
When you pay extra on your principal balance, you reduce the amount of your loan and save money on interest. Keep in mind that you may pay for other costs in your monthly payment, such as homeowners' insurance, property taxes, and private mortgage insurance (PMI).

Many lenders use the 2/2/2 rule to evaluate loan eligibility, which typically requires: 2 years of W-2s. 2 years of tax returns. 2 months of bank statements.

Mortgage underwriting (30–60 days)
The mortgage underwriting process takes the biggest chunk of time when closing on a home. This is where lenders assess the risk of giving you money (in other words, how likely you are to repay the home loan you borrow).
The type of mortgage being granted also plays a role. According to the ICE Mortgage data, conventional loans move slightly faster (43 days) than FHA loans (45 days), for example. Tack on the 20 days on market before that point, and the home sale would take around two months to complete, from listing to closing.
While any day is a good day to close on a desired property, real estate agents and attorneys typically prefer closes between Tuesday and Thursday for a practical reason. Closing real estate transactions requires both the buyer and seller—and their representative attorneys—to sign off on hundreds of pages of documents.
If you close on the first of the month, you will pay daily interest on the loan for every day within the month. If there are 30 days in the month, you will pay $888 in prepaid interest at closing. If you close on day 30 of a 30-day month, you will pay interest for one day, or $29.60.
