Do you have to pay closing costs when you refinance?
When you refinance, you are required to pay closing costs like those you paid when you initially purchased your home. The average closing costs on a refinance are approximately $5,000, but the size of your loan and the state and county where you live will play big roles in how much you pay.
You can choose between two different options with a no-closing-cost refinance: either an increased interest percentage or a higher loan balance. Not every lender offers both types of no-closing-cost refinances, so make sure your lender can offer you the option you want.
Refinance closing costs are typically between 3% and 6% of the loan amount. Shop around with multiple lenders to compare fees and see which lender offers the best deal.
If you're not sure whether you meet certain mortgage refinance requirements, your lender will help you figure this out. You also need to consider how much you'll pay in refinance closing costs. Just like when you bought your home, you pay closing costs to your lender when you sign on your new mortgage.
Refinance closing costs commonly run between 2% and 6% of the loan principal. For example, if you're refinancing a $225,000 mortgage balance, you can expect to pay between $4,500 and $13,500. Like purchase loans, mortgage refinancing carries standard fees, such as origination fees and multiple third-party charges.
Why does refinancing cost so much? Closing costs typically range from 2 to 5 percent of the loan amount and include lender fees and third-party fees. Refinancing involves taking out a new loan to replace your old one, so you'll repay many mortgage-related fees.
However, the lender isn't going to offer you discounts if you don't ask for them. To potentially reduce some of the closing costs of a refinance, ask for closing costs to be waived. The bank or mortgage lender may be willing to waive some of the fees, or even pay them for you, to keep you as a customer.
A rule of thumb says that you'll benefit from refinancing if the new rate is at least 1% lower than the rate you have. More to the point, consider whether the monthly savings is enough to make a positive change in your life, or whether the overall savings over the life of the loan will benefit you substantially.
Refinancing will hurt your credit score a bit initially, but might actually help in the long run. Refinancing can significantly lower your debt amount and/or your monthly payment, and lenders like to see both of those. Your score will typically dip a few points, but it can bounce back within a few months.
Conventional refinance: For conventional refinances (including cash-out refinances), you'll usually need at least 20 percent equity in your home (or an LTV ratio of no more than 80 percent).
What is the average cost of a refinance?
The cost to refinance a mortgage is usually around 2% to 6% of the loan amount. That's about the same as closing costs for a home purchase. The big difference is that a down payment isn't necessary when you refinance because borrowers already have equity in their home.
The March Housing Forecast from Fannie Mae puts the average 30-year fixed rate at 6.7% during the first quarter of 2024, falling to 6.4% by year-end. This reflects an upward revision in Fannie's analysis: Just last month, the mortgage giant expected rates would dip below 6% at the end of this year.

Refinancing your mortgage does not have to negatively impact your home equity. Just the opposite, in fact: The goal of a refi generally is to get a new loan with lower interest rates, making repayments easier and allowing you to build equity faster.
At the same time, refinancing can be a little complicated, especially if your credit score is less than ideal or you're not completely sure what to expect. When you refinance, it means you're essentially taking out a brand new loan on your property, often for the remainder that you owe (but not always).
As we mentioned above, you can usually roll closing costs into your mortgage when purchasing or refinancing. Ask about lender credits or fee waivers: Some lenders offer incentives, such as credits or fee waivers, to attract borrowers.
You can refinance as often as you like, as long as it makes financial sense (and you meet the lender's seasoning requirement). If your goal of refinancing is to save money, you'll want to consider the closing costs in comparison to your potential savings.
Real Estate Taxes
If the real estate tax bill that comes with your property is higher than what you and your lender originally estimated, then your closing costs will be higher as a result. One possible reason that a house would have a higher tax bill is if it is assessed at a higher amount than your contract price.
In addition, refinancing when your home value increases can work in your favor. If the appraisal shows your home value has gone up, you may be eligible for a lower interest rate or be able to get more cash out in a refinance.
Refinancing a home loan with negative equity is more complicated than a standard refinance. Under most circ*mstances, a lender cannot loan you more money than your home is worth. This means that if your home has negative equity, your lender might require you to bring cash to closing to make up the difference.
Is it worth refinancing to save $100 a month?
Divide your closing costs by $100 — or whatever your monthly savings would be — to determine how many months it will take you to break even. If you plan on keeping your home loan for longer, then refinancing to save $100 a month will be worth it for most homeowners.
Refinancing allows you to lengthen your loan term if you're having trouble making your payments. The downsides are that you'll be paying off your mortgage longer and you'll pay more in interest over time. However, a longer loan term can make your monthly payments more affordable and free up extra cash.
Your servicer wants to refinance your mortgage for two reasons: 1) to make money; and 2) to avoid you leaving their servicing portfolio for another lender. Some servicers will offer lower interest rates to entice their existing customers to refinance with them, just as you might expect.
As a rule of thumb, experts often say that it's not usually worth it to refinance unless your interest rate drops by at least 0.5% to 1%. But that may not be true for everyone. Refinancing for a 0.25% lower rate could be worth it if: You are switching from an adjustable-rate mortgage to a fixed-rate mortgage.

While applying to refinance can mean a short-term drop of a few points on your credit score, the long-term benefits outweigh the negatives if refinancing betters your financial picture. The impact to your score lasts a year at most. There's a quick bounce back if you stick to good financial habits.
